Ward Farm Towne Centre is poised to become a “must visit” destination for the 4+ million visitors, second homeowners and locals alike.
Ward Farm Towne Centre will become an extension of Swansboro’s historic district and attract millions of visitors each year as a must-visit destination in its own right. The town of Swansboro agreed to and created a special “easement” for owners, residents and visitors to Ward Farm Towne Centre and Ward Farm Village; this allows for people to traverse easily between the waterfront historic district and their homes and businesses. The easement will be perfect to take a stroll through town, take a bike ride or hop on your golf cart for a spin to the waterfront!
Another valuable asset to the B-3 traditional business district is the ability to mix residential with commercial. There is no limit to the percentage of housing units above the first floor; on the first level there is a 20 percent limitation. There is NOTHING else like it in the area - a unique residential opportunity that coastal buyers will clamor for.

Ward Farm Towne Centre is the ONLY commercial district within Swansboro that is zoned B3.

The B3 Zoning District was specifically and purposefully created to accommodate the vision of Ward Farm Towne Centre mixed use development. The highlight of this zoning is the permission and encouragement of residential mixed with commercial. There is no limitation on residential housing above the commercial and a 20% limitation on the first floor within the district.

B-3 - Traditional Business: The purpose of Traditional Business District is to provide for a district with the characteristics of traditional business areas, including relatively high density retail development and pedestrian-oriented design, mixed with office and residential development located primarily on the upper stories of buildings. This district is designed to create a high degree of business vitality, social connectivity, commercial interaction, walk-ability, and aesthetic appeal. Such districts should be located and established so that most development is located on low-speed streets and/or within planned off- street nodes, with thoroughfares located only on the perimeter of the district. Upper story residential uses are encouraged in the district, and the location of higher density residential development adjacent to this district is appropriate.
